PROPOSED
PROJECT:
The demolition of an existing one-story commercial building with rooftop parking and the
construction of a mixed-use development consisting of a 34-story high-rise residential
condominium tower. The Project would include 453 condominiums including; 450 residential
condominium units, one (1) commercial condominium, one (1) parking area condominium, one
(1) storage area condominium unit, and 6,904 square-feet of commercial and retail space
located at the ground level. A total of 450 parking spaces would be provided in two
subterranean and six podium levels. The proposed Project would consist of a total of 433,260
square-feet of floor area. The Project would export approximately 27,777 cubic yards of dirt.

REQUESTED
ACTION:
1. Find that the Mitigated Negative Declaration, Case No. ENV-2013-3187-MND,
adopted on February 12, 2015 by City Planning Commission adequately serves as the
environmental clearance for the project. Furthermore, find that the related Mitigation
Monitoring and Reporting Program adopted by the City Planning Commission on March
12, 2015 is adequate for the project.
2. Pursuant to Section 17.03 of the Los Angeles Municipal Code (LAMC) consideration of
a Tentative Tract Map to allow for 453 condominiums including; 450 residential
condominium units, one (1) commercial condominium unit, one (1) parking area
condominium unit and one (1) storage area condominium unit. A total of 450
onsite parking spaces to be located above grade and in subterranean parking levels.
Request also includes approval for a haul route and merger and resubdivision of
portions of the public right-of-away along the northern and western property line of the
subject site.
The purpose of the hearing is to obtain testimony from affected and/or interested persons regarding this
project. The environmental document will be among the matters considered at the hearing. The decision
maker will consider all the testimony presented at the hearing, written communication received prior to or at the
hearing, and the merits of the project as it relates to existing environmental and land use regulations.
EXHAUSTION OF ADMINISTRATIVE REMEDIES: If you challenge a City action in court, you may be limited
to raising only those issues you or someone else raised at the public hearing described in this notice, or in
written correspondence on these matters delivered to the Department before the action on this matter will
become a part of the administrative record. Note: This may not be the last hearing on this matter.
ADVICE TO PUBLIC: The exact time this report will be considered during the meeting is uncertain since there
may be several other items on the agenda. Written communications may be mailed to the Los Angeles City
Planning Department, Division of Land Section, 200 N. Spring Street, Room 720, Los Angeles, CA 90012
(Attention: Joey Vasquez).

available for public inspection at this location between the hours of 8:00 a.m. to 4:30 p.m., Monday through
